Low home inventory has been the big story in Sun City West all summer in the off season when the snowbirds have been gone. Steady activity continued in October up until a couple of weeks before the election. Buyers now seem to be on hold with the uncertainty of the election. We should return to normal after November 8th. There are currently 149 homes for sale in Sun City West which is high compared to last year at 119. Sellers are taking advantage of the hot market putting their homes on the market before season really gets going. There is 1.40 months of inventory which is higher than last year’s 1.28. Homes that are priced under $200,00 are receiving multiple offers often above asking price. The average price of a single family is $204,331 with homes selling for 97.7% of asking price. Average days on market in September was just 49 days. Homes have appreciated 6.74% over the last 12 months. Currently the real estate market in Sun City West is a Seller’s Market due to low inventory. If you are thinking of listing your SCW house now is a great time with low competition.
