In December there are currently 188 homes for sale in Sun City West with 50 homes pending under contract. Two thirds of the homes on the market are priced at $301k and under. In November 101 homes sold which is right in line with last year with 96 homes selling. Appears the Thanksgiving holiday didn’t slow buyers down. The average price per sq. ft. was $137. Average days on market was 48. This is up from 12 month low in October with 39 days. Low inventory continues with only 1.52 months of inventory. Homes sold for 97.5% of asking price.
Good news for sellers and homeowners. Home values in Sun City West are up over 5 % in the last 12 months. If you really want to know, 5.26 percent is the magic number. Active Listings are down year to date -3.6% and new listings are down -4.9. Further evidence of low inventory. Of note, there have been no homes priced under $90k for sale this year. The price ranges that have seen the biggest increases have been the $250k-$300k at 44% and the $400k-$500k at 43%. Sun City West is in a strong seller’s market.
