In 2018 the price point for the low-end homes in Sun City West is shifting. You used to be able to find condos (apartment style flats) for under $100,000. There have been no homes or condos listed below $119,000 so far this year. Will be interesting to see if this low price point extends through 2018. Absorption rate continues to be very low with only 1.76 months inventory in January. Last year at this time there was 2.33% month’s inventory. That’s a -24.46% decrease. Sold listings and active listings were both down close to -14%. Average days on market did increase to 51 days verses 48 last January.
Currently, in February, there are 223 homes for sale and 93 pending in Sun City West. On average homes are selling for 96.7% of asking price. Sun City West is in a very strong seller’s market.
